    Do you live in rented accommodation? 

    Maybe a mobile home, log cabin even a boat, if you use LPG for the gas appliances, the UK law states that you must have an LPG gas safety inspection every 12 months?

    Even if the property is rented out for just one day, you will need an LPG gas safety inspection carried out.

    The owner of the property or if managed by an agency will need to arrange this every year.

    What are LPG gas safety Inspections?

    The LPG gas safety inspection is ensuring that all gas appliances are working safely and pose no danger to you and your family

    The first part of the inspection is checking for any gas leaks.

    A gas tightness test is carried out from a test point, normally this will

    be on the pipework close to the gas bottles. 

    If you have a gas storage tank, you should have a test point where the gas pipe enters the property.

    A gas tightness test tells the gas safe engineer if any form of a leak is present.

    While testing, the engineer will also check to see if earth bonding is attached to the gas supply.

    This is a very important check that sometimes gets missed.

    If gas central heating is installed within the property, the boiler will be checked over as part of the LPG Gas Safety Inspection.

    This includes checking the boilers flue route and integrity of the flue pipe.

    Some flues are routed through voids or ceiling, if this is the case, inspection points must be available for the engineer to inspect the flue connections points.

    Flues in voids became law in January 2013

    The gas supply to the boiler is checked to ensure the boiler is receiving enough gas to work safely.

    We have seen so many times in the past, an incorrect gas supply to the boiler. 

    For some reason, I don’t know why people think, oh that’s ok it’s a gas supply, wrong.

    You must have the correct volume of gas going to the boiler.

    Under gassed boilers work, but not on full power, they could also it could be dangerous.

    These checks consist of a standing pressure, which means the supply at the boiler with nothing working.

    You can have a 1MB difference from the bottles or tank at the boiler.

    So you have 37MB at the bottles or tank, and 36MB at the boiler then this is fine.

    Another test is to turn on all gas appliances within the property, then set the boiler to full power.

    Take a reading at the boiler and if it drops down to 12MB or below then it’s shut down and makes safe.

    Next, we need to check the burner pressure of the boiler.

    All boilers have a data plate fitted, this will tell you the correct burner pressure that’s needed.

    If the burner pressure is low and cannot be increased, this is an indication the gas supply pipe is too small.

    All condensing boilers will not give a burner pressure reading, as they are classed as zero-rated.

    Now we check the combustion of the boiler to ensure it meets the boilermakers specifications.

    All part of the LPG gas safety inspection 

    The combustion check is carried out on the boilers flue.

    We use a flue gas analyzer probe, this is inserted into either the outside of the flue pipe, on the newer boilers they have a flue test point fitted.

    These readings are then checked to make ensure the boiler is burning as it should be.

    If there is a cooker or hob fitted within the property, these would also be inspected.

    With hobs, we would make sure it is fitted with a gas-cock that is accessible; then, check that the rings are working and burning evenly, also that it is fitted securely.

    So many times I have seen them just sitting within the hole and not secured.

    With the cooker, we would check that it is secured with either a bracket or a chain.

    The cooker rubber gas hose is then checked for any form of damage, also that the bayonet is fitted the correct way.

    Not all cooker hoses are the same, LPG hoses can be used on both natural gas and LPG, natural gas hoses can only be used for natural gas and not LPG.

    Now we check the distances around the cooker; again this is something that seems to get missed out.

    If a gas fire is installed within the property this also has to be inspected as it’s part of the LPG gas safety inspection.

    The two main things we are looking for on a gas fire are the flue and correct ventilation.

    If the fire is over 7kw it needs ventilation, if under 7kw no ventilation is required.

    The flue needs to be checked with a smoke pellet.

    While the pellet is burning we need to trace the route of the flue, checking for any leakage. 

    If the flue is leaking then smoke will start to appear.

    Once the LPG gas safety inspections is complete, we issued a certificate and any faults found will be noted on the certificate.

    Normal practice is 30 days notice to rectify any faults.

    If any faults fall into the immediately dangerous category then a shut down of the appliance or the whole gas supply may be needed.

    LPG gas safety inspections are not a service or maintenance, it’s what it is, just a gas safety inspection.
