• Gas Safety Inspection

    If you are thinking of buying a new home, then you should have a gas safety inspection.

    When you find a new home that you are interested in buying, you have a building survey carried out to make sure you are not buying a load of trouble.

    Normally once the report arrives, it will state any problems that may have been

    found, and list the recommendations of items that may need attention.

    When it comes to the central heating and plumbing, the survey report will normally

    say that the heating has not been tested, or the heating seems to be working, with a recommendation you

    have a gas safety inspection carried out by a gas safe registered engineer.

    The reason most surveyors recommend you have an independent gas safety inspection

    is unless they are gas safe registered, by law they cannot test the gas or appliances.

    Only a gas safe registered engineer can carry out this test.

    Many estate agents and mortgage companies now are recommending that you

    have a gas safety inspection carried out along with the main survey.

    We all know it’s another expense to have the inspection carried out, but it’s nowhere near as the main survey costs.

    Depending on what of the country you live in, the costs should be between £70.00 and £150.00.

    So what is checked with a gas safety inspection?

    First, the gas is checked for leakage at the gas meter.

    With some of the older properties, they may have the old original iron pipes,

    which in time start to leak, and will need to be replaced with copper.

    While at the gas meter, a check for earth bonding on the downstream pipe.

    This is something that seems to be missing on a lot of older properties.

    The gas regulations state the gas supply has to have earth bonding attached.

    Next, we carry out checks on the boiler, checking that the flue is fitted correctly and is not leaking carbon monoxide.

    Check the gas supply to the boiler is the right size, again this is another problem we come up against.

    If the previous owners have had the boiler changed to a combination boiler in the past,

    the chances are the gas supply is too small.

    Now we make sure the boiler is installed as it was designed for, also

    checking for ventilation should the boiler require it.

    The boiler is fired up to make sure all radiators are heating up,

    checking for any signs of leakage on the radiators and valves. Making sure that all controls are working, IE programmer and thermostats. Check to make sure the power supply is fused at 3amp and not 13amp.

    If there are gas fires in the property these will be checked in the same way, with the main check being the flue or chimney. If the chimney exits on the roof a smoke test will tell if the chimney working correctly. Chimneys should be cleaned regularly, but no one seems to bother until something goes wrong.

    Any gas appliances that are to be left in the property will be checked to make sure they are installed correctly and are safe to use.

    Once all the checks have been done for the gas safety inspection a certificate will be issued with any problems or defects found.

    By having a gas safety inspection you could save money, at least you will know if you will have to spend your hard-earned cash repairing or updating your gas appliances.
